Solicitors
Time to instruct a solicitor to oversee the purchase of your new home. Your solicitor will carry out searches, review contract documentation and co-ordinate fund transfers as well as giving you advice about your purchase.
Mortgage and insurance
If you need a mortgage you should apply as early as possible. Your lender may require your identification documents, pay information, bank statements and other documentation to approve your application. You will also need to arrange buildings insurance. Once contracts are exchanged, you must have insurance in place as you are legally responsible for your home.
Exchange of contracts
Once the legal documentation and finance is in place, exchange of contracts can take place. Make sure you understand all relevant details of the contract as explained by your solicitor.
At this point, the transaction becomes legally binding and you will pay a 10% deposit (unless otherwise agreed) for the property. We will then keep you updated regarding the progress of your property and let you know when completion will take place.
